Abstract
Meningkatnya jumlah penduduk di Indonesia mengakibatkan pembangunan infra-struktur juga ikut meningkat, sehingga terjadi keterbatasan lahan dan meningkatnya harga lahan. Maka pembangunan apartemen merupakan solusi kebutuhan hunian dan menjadi bisnis properti yang menjanjikan. Beberapa faktor yang paling signifikan dalam meningkatkan nilai jual apartemen adalah view, jumlah kamar dan luas kamar. Menekankan pada faktor luas kamar, diketahui kendala kurangnya peminat terhadap apartemen adalah luasan unitnya yang terbatas, khususnya hunian unit apartemen dengan tipe studio, sehingga penghuni terbatas dalam beraktivitas. Maka dibutuhkan pengaplikasian konsep space saving dengan perancangan smart furniture yang dapat menfasilitasi seluruh aktivitas penghuni dan memberi kesan luas ruang lebih luas dan lega, sehingga dapat meningkatkan nilai jual apartemen dan menjadi investasi di bidang properti. Pada penelitian ini menggunakan instrumen penelitian kuesioner dengan tiga tipe pertanyaan yang sesuai dengan variabel penelitian, yaitu variabel bebas (smart furniture), variabel antara (luas kamar), dan variabel terikat (nilai jual apartemen) untuk mengetahui bagaimana persepsi masyarakat terkait hasil perancangan serangkaian smart furniture yang dibuat pada studi kasus Apartemen Puncak Kertajaya, Apartemen Purimas Gununganyar, dan Apartemen Educity Residence dalam meningkatkan nilai jual apartemen. Dengan teknik analisis data, hasil kuesioner menggunakan regresi moderasi (moderated regression analysis) dengan cara uji residual. Hasil perancangan rekomendasi desain serangkaian smart furniture teridentifikasi nilai (value) yang dapat memenuhi tipe nilai achievement dan hedonism, dimana keduanya menekankan pada kepuasan yang terpusat pada diri sendiri. Didapati nilai tambah dari hasil perancangan rekomendasi desain yaitu total luasan area yang dibutuhkan smart furniture rata-rata < 4 m2, dan mampu saving space lebih luas saat furniture-nya tidak dipakai, rata-rata luas sirkulasi yang diberikan hampir dua kali luas sirkulasi manusia dibanding menggunakan conventional furniture. Melalui perancangan yang efficiency, effectivity, dan performance, dengan pemilihan material kayu sungkai yang mudah pemrosesannya namun tetap kuat dan tahan lama, serta material multipleks atau cardboard tebal yang tidak terlalu berat namun dapat menyangga beban yang akan didapat, dan material sub-dominan besi sebagai pengunci atau menjadi penyangga dan penyambung. Desain juga dibuat teratur dilihat dari pembagian zonasi pada serangkaian smart furniture. Kemudian hasil yang diperoleh dari kuesioner untuk melihat persepsi masyarakat, didapati bahwa smart furniture berpengaruh secara signifikan terhadap nilai jual apartemen, dan luas kamar menunjukkan memperkuat hubungan antara smart furniture dan nilai jual apartemen namun pengaruhya masih belum signifikan.
English Abstract
The growing of population in Indonesia affects the increasing of infrastructure development, thus the availability land is limited and land price is increasing. Hence, the apartment construction is a solution of residential needs and becomes a promising property business. Several significant factors in increasing apartment selling value are the view, the room number and the spacious room. Emphasizing on the room width factor, it is found that the lack of enthusiasm for the apartment is the limited width of units, especially the apartment units with studio type, so the inhabitant movement are limited. Therefore, it needs the application of the space saving concept with the design of smart furniture that can facilitate all inhabitant movements and gives the impression of wider space, thus it can increase the apartment selling value and become investment in property. This study used questionnaires research instrument with three types of questions in accordance with the research variables, namely the independent variable (smart furniture), the moderator variable (spacious rooms), and the dependent variable (apartment selling value). It aims to find out how the perception of the community related to the design of smart firniture series made in the case study of Apartment of Puncak Kertajaya, Purimas Gununganyar, and Educity Residence in increasing the apartment selling value. By the data analysis technique, questionnaire results used moderated regression analysis with residual test. The results of design recommendation of smart furniture series are identified as a type of achievement and hedonism value emphasizing self-centered satisfaction. The added value of the design recommendation is the total area needed by the average smart furniture <4 m2, and able to saving space wider when the furniture is not used. The average of circulation area is almost twice of human circulation area than using conventional furniture. Based on the efficiency, effectivity, and performance, the selection of sungkai wood material is easy to process but still strong and durable, multiplex or thick cardboard material that is not too heavy but can support the weight, and the sub-dominant material of iron as lock or become a buffer and connector. The design is also made regularly seen from the zoning division of smart furniture series. From the questionnaires to see the perception of the community, it is found that smart furniture significantly affects the apartment selling value. Another result, the spacious room strengthens the relationship between smart furniture and apartment selling value but its effect is still not significant.
