Abstract
Pertumbuhan ekonomi dan penduduk menyebabkan banyaknya perkembangan kota. Kota Malang salah satu kota yang sedang berkembang. Pertambahan penduduk dan kebutuhan ekonomi dan minimnya lahan menyebabkan timbulnya pembangunan majemuk dalam skala besar yang memiliki fungsi ganda. Ruko merupakan salah satu ide dari pembangunan majemuk yang memiliki dua fungsi yaitu rumah dan toko. Pembangunan ruko di kota Malang berkembang hingga ke pelosok kota dengan fungsi yang berbeda-beda. Survey awal menunjukkan bahwa sebanyak 49,31% difungsikan untuk kantor asuransi yang tersebar ditengah kota. Kantor sendiri memiliki kebutuhan yang kompleks, sehingga dipertanyakan kesesuaiaannya apabila ruko dialih fungsikan sebagai kantor. Penelitian ini bertujuan untuk melihat tingkat kesesuaian ruko yang dialih fungsikan sebagai kantor di kota Malang. Metode yang digunakan yaitu deskriptif kualitatif dengan menjabarkan hasil amatan kondisi eksisting yang disandingkan dengan standard dan parameter dari literatur, serta metode kuisioner untuk mengukur tingkat kesesuaian menurut pengguna. Penelitian ini menghasilkan tingkat kesesuaian ruko dan tingkat perubahan yang dilakukan, serta aspek-aspek apa saja yang dinilai belum sesuai atau tidak sesuai yang dapat digunakan sebagai acuan dalam memilih ruko yang ingin difungsikan sebagai kantor.
English Abstract
Population growth and economic needs and also the lack of space cause the development of multiple scale compounds that have multiple functions. House and shop or sometimes we called it Ruko (Rumah Toko) is one of the ideas of compound development which has two functions, as a house and as a shop. The development of shophouses in Malang city develops to the corner of the city with different functions. Initial survey showed that 49,31% functioned for the insurance office spread in the middle of the city. Office it self has a complex need, so it is questionable if the shop suitably functioned as an office. This study has a purpose to see the level of conformity of shophouses that converted function as an office in Malang. Descriptive qualitative was used as a method of this final project by spelled out the observation result paired with parameter and standard from literature, also the questionnaire method to measure compatibility level based on user. The result of this research are the compatibility level of shop, the transformation level, and also many aspects that unsuitable which can be used as a reference of choosing shop as an office.
