Abstract

Vitalitas kawasan merupakan kemampuan, kekuatan kawasan untuk tetap bertahan hidup. Kota Tua Ampenan dikenal sebagai Kota Pelabuhan, yang menjadi pusat perekonomian dan memiliki peranan penting sejak awal abad 19. Saat ini, konsentrasi penduduk untuk perdagangan dan jasa perlahan mulai tergeser ke kawasan perdagangan lain yang ada di Kota Mataram. Penurunan aktivitas perdagangan di Kota Tua Ampenan ini terlihat dari adanya beberapa bangunan tua yang kosong dan tidak lagi digunakan. Aktivitas perdagangan terjadi hanya pada waktu tertentu dan beberapa sarana prasarana memiliki kondisi buruk, terdapat kerusakan pada trotoar. Tujuan penelitian ini ialah merumuskan rekomendasi dengan mengetahui hubungan faktor-faktor terhadap vitalitas kawasan. Pada penelitian ini, dilakukan penilaian tingkat vitalitas kawasan dan hubungan faktor-faktor terhadap tingkat vitalitas kawasan. Penilaian tingkat vitalitas kawasan dilakukan berdasarkan teori terkait penilaian vitalitas kawasan dengan menggunakan metode skoring. Tingkat vitalitas akan dinilai berdasarkan aspek produktivitas ekonomi, lingkungan, dan urban heritage. Untuk mengetahui hubungan faktor-faktor, digunakan analisis Partial Least Square (PLS). Input yang digunakan ialah faktor-faktor penyebab penurunan vitalitas kawasan, antara lain perancangan fisik, daya tarik, sosial budaya, fungsional, serta hasil dari penilaian vitalitas kawasan. Pada analisis ini diperoleh hubungan faktor-faktor terhadap vitalitas kawasan. Hasil perhitungan skoring menunjukkan bahwa tingkat vitalitas kawasan perdagangan jasa Kota Tua Ampenan berdasarkan aspek produktivitas ekonomi memiliki kondisi vitalitas rendah dengan nilai persentase 14,14%. Pada aspek lingkungan memiliki tingkat vitalitas sangat tinggi dengan nilai persentase 15,16% dan aspek urban heritage memiliki tingkat vitalitas tinggi dengan nilai persentase 5,63%. Berdasar analisis PLS, perancangan fisik dan daya tarik memiliki pengaruh secara langsung terhadap vitalitas kawasan. Hal ini dapat dilihat pada nilai signifikasi masing-masing indikator yang memiliki nilai >1,985. Oleh karena itu, untuk meningkatkan kondisi vitalitas kawasan perdagangan dan jasa di Kota Tua Ampenan diperlukan aspek perancangan fisik dan daya tarik. Kondisi urban heritage dapat ditingkatkan apabila kondisi struktur bangunan tidak banyak mengalami perubahan dan dilengkapi dengan fasilitas yang menunjang kawasan. Begitu pula dengan kondisi tampilan dan atraksi yang menarik akan meningkatkan kondisi vitalitas kawasan dari aspek urban heritage.

English Abstract

The vitality of the region is an ability, the strength of the region to survive. Kota Tua Ampenan is known as the Port City, which became the economic center and has an important role since the early 19th century. Currently, the concentration of population for trade and services has slowly shifted to other trading areas in Mataram City. The decline of trading activity in Kota Tua Ampenan was evident from the existence of some old buildings that are empty and no longer used. Trading activity occurs only at certain times and some means of infrastructure have a bad condition, there was damage on the sidewalk. The purpose of this study is to formulate recommendations by knowing the relationship of factors to the vitality of the region. In this research, conducted assessment of regional vitality level and factors related to the vitality of the region. The assessment of regional vitality level is based on theories related to the assessment of the regional vitality by using the scoring method. The vitality level will be assessed based on economic productivity aspect, environment aspect, and urban heritage aspect. To know the relation of factors, conducted Partial Least Square (PLS) analysis. The inputs used are the factors causing the decline of vitality of the region, including physical design, attractiveness, socio-cultural, functional, and the result of the assessment of the regional vitality. In this analysis obtained the relationship of factors to the vitality of the region. The result of scoring calculation shows that the assessment of the commercial area vitality of Kota Tua Ampenan based on the economic productivity aspect showed that its level is in low level with percentage value 14.14%. In environmental aspect showed that its level is in high level with a value of percentage 15,16% and urban heritage aspect showed that its level is in high level with value percentage 5,63%. Based on PLS analysis, physical design and attraction variables have a direct influence on the vitality of the region. This can be seen on the significance value of each indicator that has value >1,985. Thus, to increase the vitality of the commercial area in Kota Tua Ampenan required physical design aspect and attraction aspect. The condition of urban heritage can be improved if the physical condition of the building has not much changed and has facilities that support the area. As well as the condition of buildings and attractions have high attraction that will improve the vitality of the region on urban heritage aspect.
