Abstract
Kontrak kerja konstruksi merupakan suatu acuan yang digunakan di dalam pelaksanaan proyek konstruksi. Selama proses pelaksanaan pekerjaan terkadang terdapat suatu keadaan yang mengharuskan adanya suatu perubahan didalam kontrak. Pada proyek Apartment And Soho Ciputra World ditemukan adanya perubahan kontrak selama pelaksanaan proyek. Perubahan kontrak ini terjadi berdasarkan banyak penyebab. Melalui penelitian analisis faktor penyebab terjadinya perubahan kontrak lump sum pada proyek apartment and soho ciputra world, dilakukan analisis faktor sehingga diketahui faktor yang paling berpengaruh terhadap perubahan kontrak didalam proyek Apartment And Soho Ciputra World. Analisis faktor ini menggunakan bantuan SPSS dalam pengerjaannya. Sebelum melakukan analisis faktor data dilakukan uji validitas, reliabilitas, relatif indeks, dan uji korelasi. Uji validitas dan reliabilitas digunakan untuk mengetahui valid tidak kah suatu variabel dan reliabel tidak variabel yang digunakan dalam penelitian. Relatif indeks digunakan untuk menentukan tingkat berpengaruhnya suatu variabel terhadap terjadinya perubahan pada kontrak. Setelah melalui uji validitas, reliabilitas dan relatif indeks didapatkan variabel-variabel yang akan digunakan untuk analisis faktor selanjutnya. Analisis korelasi digunakan untuk mengetahui bagaimana hubungan antar variabel yang akan diuji dalam analisis faktor. Langkah pengujian yang terakhir adalah analisis faktor, dari pengujian ini akan didapatkan faktor baru yang terbentuk dan faktor apa saja yang berpengaruh dalam terjadinya perubahan pada kontrak pada proyek Apartment and SOHO Ciputra World. Dari hasil uji relatif indeks terdapat 7 variabel yang dianggap berpengaruh karena memiliki nilai RI ≥ 0,75 yaitu perubahan desain, adanya pekerjaan tambah, percepatan pekerjaan atas permintaan owner, jadwal kontraktor terlambat, kesalahan desain, perubahan spesifikasi, dan kontrak yang tidak lengkap. Dari analisis faktor yang telah dilakukan didapat kan satu kelompok faktor yang terbentuk. Faktor tersebut terbentuk dari tiga variabel yaitu perubahan desain, perubahan spesifikasi dan kesalahan desain. Dari faktor yang terbentuk tersebut didapatkan nilai keragaman total sebesar 71,478%, yang berarti faktor ini mampu menjelaskan 71,478% total varian dari empat fakor yang telah dianalisis. Dari keempat variabel yang berpengaruh, satu variabel yang mempunyai pengaruh paling besar adalah faktor kesalahan desain yang memiliki nilai korelasi 0,963.
English Abstract
The contract construction is a reference used in the realization of construction projects. As long as the process of realization of the work sometimes there is a situation that requires a change in the contract. In the Apartment And Soho Ciputra World project founded the existence of the contract changes while project realization. This contract changes occur by many causes. Through research The Use of Analysis Factor on Lump Sum Contract Changes on the apartment project and soho Ciputra World project, analysis factor did was performed in order to know the factors that most influence the change in the project contract Apartment And Soho Ciputra World. This analysis factor using SPSS in the process. Before performing a analysis factor of data to test the validity, reliability, relative indexes, and correlation test. Validity and reliability are used to determine whether a variable is not valid and reliable is not the variables used in the study. Relative index is used to determine the level of prominence of a variable to the change in the contract. After going through the test of validity, reliability and relative index obtained variables that will be used for subsequent factor analysis. Correlation analysis is used to determine how the relationship between variables to be tested in the factor analysis. Last step is testing the factor analysis, from this test will get new factor, which is formed and what factors are influential in the changes to the contract on the project Apartment and SOHO Ciputra World. From the test results relative indices are sevent variables that are considered influential because it has a value of RI ≥ 0.75 which is the design changes, the additional work, the acceleration of the work at the request of the owner, contractor schedules late, faulty design, specification changes and the contract is not complete. From the analysis factors that have made the group obtained the form factor. The form factor of the three variables: design changes, changes in specification, and design errors. The form factor of the value of diversity obtained a total of 71,478%, which means that these factors are able to explain 71,478% of the total variance of the four fakor that have been analyzed. Of the four variables that effect, the variables that have the most impact is a factor that has a design fault correlation value of 0.963.
