Abstract
Pada proses perancangan dan pembangunan perumahan perlu mempertimbangkan berbagai faktor. Hal yang harus diperhatikan dalam permasalahan perumahan diantaranya adalah faktor yang terkait dengan lokasi, bangunan dan fasilitas. Faktor-faktor tersebut tentunya dapat mempengaruhi tinggi rendahnya nilai suatu properti perumahan. Penelitian ini bertujuan untuk mengetahui faktor yang paling dominan mempengaruhi nilai jual properti pada perumahan, khususnya perumahan di Kota Malang. Metode yang digunakan adalah metode Analytic Hierarchy Process (AHP) dengan bantuan software program Expert Choice. Responden penelitian terdiri dari masyarakat, developer perumahan dan dosen arsitektur. Hasil penelitian menunjukkan faktor yang paling dominan mempengaruhi nilai jual properti pada perumahan di Kota Malang adalah aksesibilitas, desain bangunan dan fasilitas publik. Berdasarkan hasil penilaian yang telah dilakukan oleh responden, didapatkan urutan peringkat perumahan dengan nilai jual paling tinggi adalah The Araya, Permata Jingga dan Citra Garden City. Berdasarkan hasil yang didapatkan, untuk perencanaan perumahan sebaiknya pengembang mempertimbangkan faktor kemudahan akses, desain bangunan yang baik dan fasilitas yang lengkap. Diharapkan dengan mempertimbangkan faktor-faktor tersebut dapat meningkatkan nilai jual perumahan tersebut.
English Abstract
In the process of designing residence we need to consider various factors. Various factors are location, buliding and facilities. That factors can affect the value of a property. This research was conducted to determine the most dominant factors that affect the value of the residential in Malang city. This research is using the Analytic Hierarchy Process (AHP) method using Expert Choice program. Sample of this research are neigborhoods, residence developers and architecture lecturer. The results showed that there was four significant factors to be considered affecting the residential property value in Malang city is accessibility, house design and public facilities. Based on the results of questions that has been done by the respondent, obtained ranking of residential with the highest value to lowest is The Araya, Permata Jingga and Citra Garden City. Based on the results, residential developer should make a plan that consider ease of accessibility, good buildings design and complete residence facilities. It is expected that with the clarity of these factors can increase the value of such residential.
