Abstract

Perkembangan pemukiman di Kota Malang mengalami peningkatan terutama di daerah-daerah strategis. Perkembangan pemukiman antara lain disebabkan karena pertumbuhan ekonomi dalam suatu daerah atau kawasan. Salah satunya yaitu di daerah Jalan Soekarno Hatta yang terletak bedekatan dengan daerah pendidikan yang menyebabkan kawasan tersebut selalu ramai penuh dengan aktivitas pagi hingga malam. Hal ini menjadi pemicu muncul dan dibangunya banyak ruko di kawasan Jalan Soekarno Hatta, Malang. Pembangunan ruko selama ini kurang mempertimbangkan aspek iklim dan lingkungan yang sebenarnya potensial di wilayah Kota Malang. Arsitektur ramah lingkungan dapat menjadi panduan dalam perancangan ruko yang dalam kajian ini dibatasi hanya pada 3 aspek yaitu pencahayaan, penghawaan dan drainase. Metode kanonik pragmatis digunakan untuk merumuskan hasil desain terbaik melalui perbandingan standar yang sudah ada dan berproses/bertansformasi sesuai tiap jenjang analisis. Dalam mengawali analisis, dilakukan studi evaluasi ruko eksisting di Jalan Soekarno Hatta yang menunjukkan bahwa luas bukaan pencahayaan di bawah 20%, luas bukaan penghawaan dibawah 20% dan drainase sejumlah 1 sumur resapan. Tahapan selanjutnya dilakukan analisis sehingga menghasilkan konsep desain ruko ramah lingkungan yang terdiri dari konsep ruang, tapak dan bangunan. Konsep ruang berupa hirarki ruang berturut-turut yaitu ruang usaha, ruang transisi dan ruang privat pada paling atas. Sedangkan konsep tapak berupa area dasar hijau 24% dan resapan berupa 2 titik sumur resapan dan 10 titik biopori. Kemudian konsep bangunan yakni elevasi antar lantai minimal 3,5 meter, perbandingan bukaan 1:1,5 terhadap kedalaman ruang dan ukuran lightshelves sebesar 0.5m dan 1 meter pada sisi timur serta 1 meter pada sisi barat. Konsep yag telah dibuat tersebut secara teoritis dapat mengatasi permasalahan dalam lingkup bangunan ruko antara lain pada aspek pencahayaan, penghawaan dan drainase. Ketiga aspek tersebut terwakilkan dalam poin konservasi dan efisiensi energi dan air. Konsepdesain ruko ramah lingkungan dapat mejadi jawaban atas kebutuhan ruko yang terus meningkat sambil mengurangi permasalahan lingkungan yang marak terjadi

English Abstract

The development of settlement in Malang City has increased especially in strategic areas.The development of settlements is partly due to economic growth in a region or region. One of them is in the area of Soekarno Hatta Road which is located adjacent to the education area that causes the area is always full of activity filled with morning until night.It became the trigger to appear and has builded many shophouses in the area of Soekarno Hatta Street, Malang. The development of shophouses has not been taking into consideration the spotential climate and environmental aspects of Malang. Eco-friendly architecture can be a guide in the design of shophouses which in this study is limited to only 3 aspects of lighting, cooling and drainage. Pragmatic canonical methods are used to formulate best design results through comparison of existing standards and process/reform according to each level of analysis. In initiating the analysis, an existing ruko evaluation study on Soekarno Hatta Street shows that the exposure area is below 20%, the exposure area is less than 20% and only a drainage points. The next stage of analysis carried out to produce the concept of environmentally friendly shophouses design consisting of the concept of space, tread and buildings. The concept of space in the form of hierarchy of space in a row is the business space, transition space and private space at the top. While site concept of the basic area of green 24% and the recharge of 2 points of drainage and 10 points biopori. Then the concept of the building that is between floor elevation of at least 3.5 meters, the ratio of openings 1:1.5 to the depth of space and the size of lightshelves of 0.5 meter and 1 meter on the east side and 1 meter on the west side. The concept yhat have been made theoretically can overcome the problems within the scope of the shop building, among others, on aspects of lighting, cooling and drainage. These three aspect are represented in points of conservation and energy and water efficiensy. The concept of eco friendly shophouse design can be the answer to the needs of the shophouses that continue to increase while reducing enviromental problems are rife.s
