Abstract

PT Lintas Bangsa Internasional adalah salah satu perusahaan yang bergerak pada jasa angkutan trasnportasi atau freight forwading jasa pengurusan atas seluruh kegiatan yang diperlukan bagi terlaksananya pengiriman, pengangkutan dan penerimaan barang dengan menggunakan multimoda transport baik melalui darat, laut, dan udara dalam penangan impor ataupun ekspor. PT Lintas Bangsa Internasional sedang mengalami suatu permasalahan terkait dengan penentuan lokasi kantor dikarenakan habisnya masa waktu sewa ruko. Perusahaan tersebut belum dapat memutuskan apakah akan melakukan perpanjangan kontrak atau memilih lokasi kantor yang baru. Sehingga tujuan dari penelitian ini yaitu menentukan, mengukur, dan menganalisis kriteria lokasi kantor serta melihat dari aspek finansial setelah terpilihnya lokasi kantor. Metode yang digunakan dalam penelitian ini adalah Analytic Hierarchy Process (AHP) dan Aspek Finansial. Analytic Hierarchy Process (AHP) digunakan untuk model pendukung keputusan pemilihan lokasi kantor dengan empat kriteia yaitu kriteria akses, kriteria tempat parkir, kriteria lingkungan, dan kriteria pesaing. Untuk sub kriteria mempertimbangkan dari sub kriteria akses; bus, bemo dan letak lokasi, sedangkan sub kritea tempat parkir; luas lahan parkir, daya tampung motor dan daya tampung mobil, dari sub kriteria lingkungan; jumlah bank, jarak kedekatan dengan Pelabuhan Tanjung Perak, jarak kedetakatan dengan Terminal Teluk Lamong, jarak kedekatan dengan Bandara, jarak kedetan dengan Petikemas Surabaya dan jarak kedekatan dengan PT Petrokimia Gresik. Alternatif lokasi terdapat beberapa lokasi yang menjadi pertimbangan perusahaan yaitu lokasi sekitar Gresik, Rungkut dan Tanjung Perak. Dengan terpilihnya lokasi kantor melihat dari aspek finansial sebagai alat menilai kelayakan investasi dengan pendekata payback period (PP), average rate of return (ARR), net present value (NPV) dan profitability index (PI) yang digunakan untuk mengukur keuntungan dan kerugian. Berdasarkan kriteria dan sub kriteria dengan menggunakan metode Analytic Hierarchy Process (AHP) diperoleh hasil dari tiga alternafit lokasi yaitu Lokasi Gresik dengan nilai bobot sebesar 2,656 diperloleh dengan kriteria akses yaitu sebesar 0,358, kriteria tempat parkir yaitu sebesar 0,559, kriteria lingkungan yaitu sebesar 1,404 dan kriteria pesaing yaitu sebesar 0,644. Untuk Lokasi Rungkut dengan nilai bobot sebesar 3,058 diperloleh dengan kriteria akses yaitu sebesar 0,644, kriteria tempat parkir yaitu sebesar 0,953, kriteria lingkungan yaitu sebesar 0,957 dan kriteria pesaing yaitu sebesar 0,504 dan yang terpilih yaitu lokasi Perak dengan nilai bobot sebesar 4,114 diperloleh dengan kriteria akses yaitu sebesar 0,950, kriteria tempat parkir yaitu sebesar 0,638, kriteria lingkungan yaitu sebesar 1,707 dan kriteria pesaing yaitu sebesar 0,840. Untuk aspek finansial payback period (PP) diperoleh pada 7,6 bulan, net present value (NPV) sebesar Rp 8.050.123.071,37 average rate of return (ARR) sebesar 65,1% dan profitability index (PI) bernilai 25 > 1 yang berarti perusahaan layak memilih lokasi kantor Perak.

English Abstract

PT Lintas Bangsa Internasional is one of the companies that focused on transportation services or freight forwarding services for all necessary activities including delivery, transport and receivement of goods using multimode transport whether by land, sea and air in import or export handling. PT Lintas Bangsa Internasional is experiencing a problem related to the determinating the office location due to the expiry of the current rental period its shop. The company has not been able to decide whether to renew the contract or to choose a new office location. So the purpose of this study is to determine, measure, and analyze the criteria of office locations and see from the financial aspect after the choosen office location. The method used in this research is Analytic Hierarchy Process (AHP) and Financial Aspect. Analytic Hierarchy Process (AHP) is used for decision support model of office location selection with four criteria such as access criteria, parking spot criteria, environmental criteria, and competitor criteria. For the sub criteria, consider from sub criteria of access; bus, bemo and location, whereas sub kritea of parking area: are parking area, motor capacity and car capacity, from sub criteria of environment is bank number, proximity distance to Tanjung Perak Port, distance with Lamong Bay Terminal, distance to the airport, distance to Surabaya Container and distance to PT Petrokimia Gresik. For alternative location there are several locations that become consideration of the company, that are location around Gresik, Rungkut and Tanjung Perak. With the choosen of office locations from the financial aspect as a tool to assess the feasibility of investment with payback period (PP), average rate of return (ARR), net present value (NPV) and profitability index (PI) used to measure profits and losses. Based on criteria and sub criteria by using Analytic Hierarchy Proccess (AHP) method, the result show three alternative locations is Gresik location with weight value 2,656 with access criteria is 0,358, parking criteria is 0,559, environmental criteria is 1,404 and competitor criteria is 0.644. For Rungkut location with weight value of 3,058 is obtained with access criteria that is equal to 0,644, criteria of parking area that is equal to 0,953, environmental criteria that is equal to 0,957 and competitor criteria that is equal to 0,504 and the chosen one is Perak location with weight value of 4,114, got by access criteria that is equal to 0,950, parking spot criteria that is equal to 0,638, environmental criteria that is equal to 1,707 and competitor criteria that is equal to 0,840. From the financial aspect, payback period (PP) is obtained at 7.6 months, net present value (NPV) of Rp 8.050.123.071,37, average rate of return (ARR) of 65.1% and profitability index (PI) worth 25> 1 which means the company is eligible to choose Perak office location.
