Abstract
Pada masa kini, kota dituntut untuk terus tanggap terhadap cepatnya pertumbuhan agar tetap dapat mendukung aktivitas manusia di dalamnya. Kota Malang menjadi salah satu kota yang tengah mengalami pertumbuhan pesat, dimana kota ini mengalami pertumbuhan yang sebagian besar didominasi oleh pendatang. Kepala Bappeda Kota Malang menjelaskan bahwa pemenuhan kebutuhan hunian akan difokuskan di daerah yang tidak terlalu padat, salah satunya adalah kecamatan Kedungkandang. Dengan Kota Malang yang kini harus menjawab kebutuhan akan hunian tersebut, Kawasan New City Malang merupakan salah satu kawasan sebagai jawaban akan hunian tersebut. Kawasan New City Malang menghadirkan berbagai macam jenis hunian di puncak bukit Kecamatan Kedungkandang dengan lokasinya yang cukup dekat dengan pusat kota dan bersebelahan dengan Tol Madyopuro. Salah satu hunian yang sedang dirancang di dalam kawasan ini merupakan hunian berdensitas tinggi yang memiliki berbagai macam fungsi. Area tersebut dapat diwujudkan dengan suatu konsep berupa mixed-use development, sebagai penyatuan berbagai fungsi yang saling terintegrasi. Dalam perwujudannya kawasan ini akan menerapkan tema walkability sebagai respons terhadap aktivitas warga yang sering beraktivitas di sekitar perancangan untuk menikmati view cityscape Kota Malang. Tapak perancangan memiliki luas 10,5 ha yang terletak di sisi jalan yang berkontur. Untuk mewujudkan kawasan mixed-use tersebut, maka perancangan berpedoman dengan 7 kriteria mixed-use development yaitu Compact Development and Land Use, Pedestrian Access, Safety and Comfort, Street Connections, Crime Prevention and Security, Creating Public Spaces, Parking and Efficient Land Use, dan Human Scaled Building Design, beserta kaitannya dengan tema perancangan, yaitu walkability di dalam kawasan. Dengan memanfaatkan lahan di kawasan New City Malang, perancangan kawasan mixed-use akan menjadi cara untuk mewujudkan hunian mandiri nan terintegrasi di Kawasan New City Malang.
English Abstract
Nowadays, cities are required to respond to rapid growth in order to remain able to support human activity within them. The town of Malang is one of the cities that is experiencing rapid growth, where this city has experienced growth that is mostly dominated by newcomer. The head of Malang Bappeda City explained that the fulfillment of housing needs will be concentrated in less densely populated areas, one of which is Kedungkandang sub-district. With the city that now has to respond to the need for the housing, the New City Malang Area is one of the areas as the answer to the housing needs. The New City Malang Area presents various types of housing on the top of the hill of Kedungkandang District, with its location that is quite close to the city center and adjacent to Madyopuro Toll Road. One of the dwellings being designed in this area is a high-density dwelling that has various functions. This area can be realized with a concept as known as mixed-use development, as the unification of various functions that are interconnected. The implementation will apply the theme of walkability as a response to the activities of citizens who are often actively around the planning to enjoy the cityscape view of Malang City. The design site has an area of 10.5 ha which is located on the side of a conical road. To create a mixed-use area, the design is guided by 7 criteria of mixed use development: Compact Development and Land Use, Pedestrian Access, Safety and Comfort, Street Connections, Crime Prevention and Security, Creating Public Spaces, Parking and Efficient Land Use and Human Scaled Building Design, along with the relation with the theme of design, i.e. walkability in the area. By leveraging the land in the New City Malang area, mixed-use area planning will be a way to create an integrated independent housing in the Malang New City Area
