Abstract
Tingginya tingkat pertumbuhan penduduk berdampak pada meningkatnya kebutuhan tempat tinggal. Perumahan merupakan salah satu opsi yang paling diminati oleh masyarakat kota untuk dijadikan sebagai tempat tinggal. Terdapat satu faktor yang paling dapat memengaruhi nilai properti adalah faktor lokasi. Semakin jauh lokasi suatu properti dari pusat kota, maka nilai propertinya akan semakin rendah. Selain itu, aksesibilitas ke lokasi menjadi poin pertimbangan konsumen untuk melakukan investasi properti. Aksesibilitas disediakan dengan memperhatikan sejumlah aspek yakni terkait kelayakan, kelancaran, visual, komponen setting hingga yang memiliki kaitan dengan permasalahan sirkulasi. Lingkup dari penelitian ini terfokus pada lokasi aksesibiltas perumahan yang ada di Kota Malang. Penelitian dilakukan dengan menggunakan metode kuantitatif yang mengharuskan penulis untuk menanyakan secara langsung terhadap objek yang dikaji, untuk memperoleh hasil yang akurat. Perbedaan lokasi dan aksesibilitas dapat mempengaruhi serta membantu dalam menentukan nilai properti yang akan ditetapkan.
English Abstract
The high rate of population growth has an impact on increasing the need for housing. Housing is one of the most popular options for city people to serve as a place to live. There is one factor that can most influence property value is the location factor. The farther the location of a property from the city center, the lower the property value. In addition, accessibility to locations is a point of consideration for consumers when making property investments. Accessibility is provided by paying attention to a number of aspects, namely related to feasibility, smoothness, visuals, setting components to those related to circulation problems. The scope of this research focuses on the location of housing accessibility in Malang City. The research was conducted using a quantitative method which required the author to ask directly the object being studied, to obtain accurate results. Differences in location and accessibility can influence and assist in determining what property value to assign.
