Abstract
Pemerintah membuat kebijakan untuk membangun hunian berkonsep Transit Oriented Development (TOD) yang mencakup apartemen Masyarakat Berpenghasilan Rendah (MBR) dan non-MBR yang suatu saat menjadi faktor pendorong pada sektor bisnis properti. Pembangunan berorientasi transit (TOD) seperti yang dikandung Calthorpe (1993) awalnya menawarkan kerangka spasial yang dapat diskalakan untuk desain penggunaan lahan terpadu dan penyediaan mobilitas. Menurut Analyst Vibiz Research Center, dampak dari Masyarakat Ekonomi ASEAN (MEA) juga sangat berpengaruh pada sektor investasi properti. Hal ini dapat dilihat dari banyaknya masyarakat asing yang masuk ke Indonesia untuk bekerja dan membutuhkan tempat tinggal. Penelitian ini berlokasi di Apartemen Cisauk Point dan memiliki tujuan untuk menganalisa penerapan prinsip konsep Transit Oriented Development (TOD) menggunakan metode deskriptif kualitatif. Metode analisis visual dan pengamatan terhadap kondisi eksisting yang dibandingkan dengan poin poin yang telah di tentukan, kemudian di scoring pada masing-masing poin sehingga didapatkan jumlah scoring untuk dimasukkan ke dalam klasifikasi standar TOD yaitu bronze, silver dan gold (ITDP,2017). English Abstract
The government made a policy to build housing with the concept of Transit Oriented Development (TOD) which includes Low Income Communities and non-Low Income Communities apartments which one day will become a driving factor in the property business sector. Transit Oriented Development (TOD) as conceived by Calthorpe (1993) originally offered a scalable spatial framework for integrated land use design and provision of mobility. According to Analyst Vibiz Research Center, the impact of the ASEAN Economic Community (AEC) is also very influential on the property investment sector. This can be seen from the large number of foreigners who enter Indonesia to work and need a place to live. This research is located at Cisauk Point Apartments and has the aim of analyzing the application of the principles of the Transit Oriented Development (TOD) concept using a qualitative descriptive method. Methods of visual analysis and observation of existing conditions are compared with the points that have been determined, then scored on each point so that a total score is obtained to be included in the standard TOD classification, namely bronze, silver and gold (ITDP, 2017).
