Abstract

Kawasan Kayutangan Heritage di Kota Malang diprediksi akan menjadi daya tarik bagi para wisatawan. Sehingga kawasan ini akan menjadi salah satu kawasan yang padat pengunjung dimana pergerakan lalu lintas yang lancar dan tertib sangat dibutuhkan. Tarikan pergerakan tinggi yang ditimbulkan dari pengembangan kawasan pariwisata Kayutangan Heritage harus disertai dengan sistem parkir yang memadai. Karena pergerakan yang tinggi akan berdampak pada peningkatan kebutuhan parkir. Tujuan dari dilakukanya penelitian ini adalah melakukan analisa terhadap kebutuhan ruang parkir dan kapasitas ruang parkir dalam kawasan Kayutangan Heritage untuk mengantisipasi bila ruang parkir yang ada tidak mampu menampung semua kendaraan parkir pada kawasan tersebut yang kemudian dilanjutkan dengan pemberian rekomendasi penanganan. Metode survei yang dilakukan dalam penelitian ini antara lain adalah metode survei wawancara, jumlah pengunjung, plate-matching, dan inventarisasi parkir. Dari hasil survei didapatkan data primer dan data sekunder seperti data jumlah pengunjung, luas lahan parkir, luas bangunan per tata guna lahan, luas areal tempat duduk, dsb. Kemudian untuk mendapatkan pemodelan tarikan pengunjung tiap tata guna lahan di Kayutangan Heritage digunakan metode analisa regresi berganda. Setelah didapatkan model tarikan pengunjung dari analisa regresi berganda selanjutnya dilakukan perhitungan nilai kebutuhan parkir yang dilakukan dengan memasukan nilai model ke dalam rumus laju pertumbuhan. Perencanaan parkir ini dianalisis untuk kebutuhan 5 tahun kedepan yang dihitung dengan menggunakan tingkat pertumbuhan ekonomi masyarakat. Hasil analisis kebutuhan parkir didapatkan kebutuhan luas lahan parkir 5 tahun kedepan sebesar 2.928 m2 dimana luas lahan parkir on-street saat ini hanya sebesar 2453,9 m2. English Abstract

The Kayutangan Heritage area in Malang City is predicted to be an attraction for tourists. Accordingly, this area will become one of the densely visited areas where smooth traffic flow movement is highly needed. The high trip attractions resulting from the development of the Kayutangan Heritage tourism area must be accompanied by an adequate parking system. Because the high trip attractions will have an impact on increasing the parking demand. The purpose of the research is to analyze the need for parking space and parking capacity in the Kayutangan Heritage area to anticipate if the parking supply is not able to accommodate parking demand in the area, which is then followed by providing recommendations for the issue. The survey methods used in this study include interview survey methods, the number of visitors, plate matching, and parking inventory. From the survey results obtained primary data and secondary data such as data on the number of visitors, parking area, building area per land use, seating area, etc. Then, to find out the modeling of visitor attraction for each land use in Kayutangan Heritage, multiple regression analysis methods are used. After obtaining the visitor attraction model from multiple regression analysis, then the calculation of the value of parking needs is carried out by entering the model value into the growth rate formula. This parking plan is analyzed for the needs of the next 5 years, which is calculated using the community's economic growth rate. The results of the analysis of parking demand showed that the parking area needed for the next 5 years is 2,928 m2, whereas the current parking area is only 2,453.9 m2. The number of parking area requirements does not include the Bank's land use. Therefore, it can be concluded that the existing parking area cannot meet the needs of the Kayutangan Heritage parking area for land used for the shopping area, restaurants, batik shops, and street vendors for the next 5 years. From the results of the analysis, the authors recommend an alternative solution, specifically expanding the parking area vertically or horizontally. vacant land that is possible to be used as a parking lot includes vacant land located on the west side of Hotel Trio Indah 2 and off-street parking lot PT. PLN (Persero) covering an area of ± 3,300 m2, the land of the former Merdeka Cinema Building located on Jl. Jl. General Basuki Rahmat covering an area of ±1,300 m2, and in the area of the former Environment Service Building located on Jl. Majapahit area of ± 170 m2.
