Abstract
Sebuah perusahaan yang berlokasi di daerah Merdeka, Kota Bogor bernama PT. Cahaya Damar Utama menjadi salah satu perusahaan pengembang properti residensial yang dimana pada saat ini, pergerakan persentase perubahan Indeks Harga Properti Residensial Tahunan turun dibanding tahun tahun sebelumnya. Hal tersebut menarik minat penulis untuk menganalisis mengenai model bisnis yang dimiliki perusahaan ini menggunakan alat Business Model Canvas dengan pendekatan pola Unbundling . Penggabungan Business Model Canvas dengan pola Unbundling ini penting untuk menentukan model bisnis perusahaan yang tepat dan terarah. Penelitian ini memiliki tujuan untuk mengetahui penentuan model bisnis dengan pendekatan Pola Unbundling yang sesuai pada pada PT. Cahaya Damar Utama. Penelitian ini berjenis kualitatif deskriptif. Metode pengumpulan data yang digunakan pada penelitian ini adalah wawancara dan dokumen perusahaan. Alat yang digunakan adalah Business Model Canvas yang dituliskan dalam buku Business Model Generation oleh Osterwalder dan Pigneur (2018). Hasil dari analisis ini diketahui bahwa PT. Cahaya Damar Utama memiliki pola Manajemen Infrastruktur yang sesuai dengan PT. Cahaya Damar Utama. Hal tersebut diketahui setelah penulis Business Model Canvas dan melakukan analisis pola Unbundling dari PT. Cahaya Damar Utama
English Abstract
A company located in the Merdeka area, Bogor named PT. Cahaya Dama r Utama is one of the residential property development companies where at this point, the percentage change in the Annual Residential Property Price Index has decreased compared to the previous year. This has attracted the author's interest to analyze the company's business model using the Business Model Canvas as a tool with the Unbundling approach. Combining the Business Model Canvas with the Unbundling approach is essential to determine the strategy and regulated business model of the company. This study aims to determine the ascertainment of a business model with the appropriate Unbundling approach at PT. Cahaya Damar Utama. This research is descriptive qualitative. Data collection methods used in this study were interviews and company documents. The tool used is the Business Model Canvas which is formulated in the book Business Model Generation by Osterwalder and Pigneur (2018). The results of this analysis show that PT. Cahaya Damar Utama has an Infrastructure Management Business Model and is fitted with the capacity of the company. This is known after the author analyzes it with Business Model Canvas and Unbundling Approach.
