Abstract
Rumah Indekos Setia Premiere adalah salah satu usaha rumah indekos yang terletak di Kota Bekasi sebagai penyedia jasa penginapan bulanan dan tahunan. Dalam pengelolaan indekos yang masih manual, mengakibatkan beberapa permasalahan yang dialami oleh pengelola indekos. Permasalahan yang dialami oleh penjaga indekos yaitu hilang atau terselipnya dokumen fotokopi KTP atau buku nikah yang diserahkan oleh penghuni. Pendataan penghuni yang masih manual di buku juga menjadi permasalahan karena berisiko hilang dan rusak. Masalah ketiga, penghuni yang lupa pembayaran indekosnya dan dikenakan denda oleh pengelola indekos. Masalah keempat, belum ada pendataan fasilitas dan harga kamar berisiko kesalahan dalam memberikan harga kepada calon penghuni. Terakhir, dialami oleh pemilik indekos yaitu jauhnya lokasi rumah indekos dari tempat tinggal pemilik sehingga sulit mengontrol indekos secara langsung. Berdasarkan permasalahan tersebut, dikembangkan sistem informasi manajemen indekos berbasis web untuk mengatasi kendala dan membantu menjalankan proses bisnis pengelolaan indekos. Pengembangan sistem informasi manajemen indekos menggunakan metode Rational Unified Process (RUP). Metode RUP dipilih karena bersifat iteratif dan dinamis mengikuti perubahan kebutuhan pengguna yang kurang sesuai. Pada fase Inception diperoleh 3 proses bisnis yang dianalisis dan dibuat rekomendasi perbaikannya yaitu proses bisnis penerimaan penghuni, pembayaran bulanan, dan pelaporan keuangan indekos. Pada fase Inception juga didapatkan 6 user requirement, 23 kebutuhan fungsional sistem, 3 aktor, dan 7 fitur. Pada fase Elaboration terdapat perubahan kebutuhan sistem sehingga terdapat total 8 user requirement, 9 fitur, 25 kebutuhan fungsional, dan 1 kebutuhan non fungsional melalui 1 kali iterasi dan 2 kali wawancara verifikasi kebutuhan ke stakeholder. Pada fase Construction, sistem diimplementasi berdasarkan rancangan arsitektur, dan melakukan pengujian blackbox testing pada 51 test case sistem dapat berjalan baik. Pengujian compatibility juga menunjukkan sistem dapat berjalan baik pada 6 browser berbeda. Terakhir adalah fase Transition, dijalankan pengujian penerimaan pengguna (UAT) dengan tingkat penerimaan aktor pemilik indekos 88,8%, dan aktor penjaga indekos 95%. Dari hasil pengujian UAT disimpulkan fungsional sistem informasi manajemen indekos sangat disetujui oleh kedua aktor. Sistem informasi manajemen indekos pada akhirnya dapat membantu mengelola penerimaan penghuni, pembayaran bulanan, dan pelaporan keuangan indekos.
English Abstract
Setia Premiere boarding house is one of lodging business located in Bekasi City that provide lodging services for a month or year. The boarding house still use manual ways to manage the business lead to cause some sort of problems for the boarding house manager. The problems that encountered by the house keeper are lost the identity card copy, or marriage document copy of the occupants. The occupants data which documented in manual ways on a book have a risk to be broken or get lost. Third, sometimes occupants forgot to pay the monthly boarding house service bill this will lead to pay another fine for the occupants. Forth, there is still no physically data for rooms facility and price lead risk for the manager told the wrong price to the prospective occupants. Last problem is the owner problem, the long distance of the boarding house location from the owner house lead to a difficult ways to control the business. According to the problem, web based boarding house management information system developed to resolve the problem and help to run the boarding house business. The system developed with Rational Unified Process (RUP) software development method. RUP method chosen because of the iterative and dynamic ways to recognize change in user requirement which doesnt fit. In the Inception phase there are 3 business process to analyze and make a recommendation process on it, there are occupants acceptance business process, monthly payment business process, and financial reporting business process. In Inception phase also obtained 6 user requirements, 23 functional system requirements, 3 actors, and 7 main feature. In Elaboration phase there are requirement changes with total 8 user requirements, 9 feature, 25 functional requirements, and 1 non-functional requirement after 1 iteration and 2 brief system interview to stakeholder. In Construction phase, system implemented the architecture design, and run a blackbox testing with 51 test cases then concluded that system works well. Compatibility testing indicated the systems works well in 6 different browsers. Last, Transition phase run an User Acceptance Testing (UAT) with Acceptance level of the owner actor 88,8%, and house keeper actor is 95%. According to UAT result concluded that the functional system of boarding house management system strongly agreed by both of the actor. Finally, the boarding house management systems can help to manage the occupants Acceptance, monthly payment, and financial reporting for the boarding house management.
