Abstract
Pembangunan Kawasan Simpang Lima Gumul sebagai Central Business District bertujuan untuk menjadikan pusat perdagangan skala regional dan rekreasi di Kabupaten Kediri. Perkembangan Kawasan Simpang Lima Gumul sejak pembangunan hingga sekarang tidak banyak mengalami perubahan dan belum ada perkembangan yang signifikan. Hal ini dikarenakan letak Kawasan Simpang Lima Gumul dinilai kurang strategis dari pusat kegiatan dan penggunaan lahan pada Kawasan Simpang Lima Gumul didominasi lahan tak terbangun dengan luas sebesar 32,37 ha atau dengan persentase 86,51% yang sebagian besar merupakan peruntukkan lahan pertanian dengan luas 13,20 ha atau 35,29% dan ruang terbuka seluas 6,46 ha atau 17,27%. Selain itu Kawasan Simpang Lima Gumul cenderung dijadikan lokasi wisata, dan belum menunjukkan aktivitas perdagangan secara maksimal. Penelitian ini bertujuan untuk mengetahui tingkat kesesuaian Kawasan Simpang Lima Gumul Sebagai Central Business District. Metode yang dilakukan dengan pendekatan metode Delphi dan analisis skoring. Hasil penelitian menunjukkan bahwa dengan metode Delphi terdapat 5 kriteria utama dari 8 kriteria pembentuk Central Business District Simpang Lima Gumul yakni; Aktivitas, Penggunaan Lahan, Aksesibilitas, Kepadatan Bangunan, dan Transportasi. Nilai kesesuaian Kawasan Simpang Lima Gumul sebagai CBD sebesar 3,21 dari nilai maksimum sebesar 5,00, hal tersebut menunjukkan bahwa Kawasan Simpang Lima Gumul memiliki nilai kesesuaian Sedang. Hasil ini tidak sesuai dengan identifikasi masalah “Letak kawasan Simpang Lima Gumul kurang strategis dari pusat kegiatan”, malah menunjukkan bahwa perencanaan Kawasan Simpang Lima Gumul sebagai CBD berkorelasi dengan perkembangan Simpang Lima Gumul saat ini yang ditinjau dari aspek teori CBD dan memiliki nilai Pusat Aktivitas (K2) sebesar 0,54 dari nilai maksimum 0,9 hal ini menunjukkan kondisi Pusat Aktivitas di Kawasan Simpang Lima Gumul memiliki persentase nilai 60% yakni diatas 50%.
English Abstract
Development of the Simpang Lima Gumul as Central Business District Its aim is to establish a regional trade and entertainment Centre in Kediri Regency. The development of the Simpang Lima Gumul since construction to date has had few changes and there has been no significant development. This is because the location of the Simpang Lima area of Gumul is less strategic than the Activity centre and land use in the area of the Simpang Lima Gumul district where there is land that was not woken with an area of 32.37 hectares or by a percentage of 86.51% mainly Agricultural land of the allocation with an area of 13.20 ha or 35.29% and an open area covering an area of 6.46 ha or 17.27%. Other that, Gumul Simpang Lima area tends to be used as tourist sites yet shows trading activities to their fullest. The aim of this research is to know the extent to which the Simpang Lima Gumul is suitable As Central Business District. Methods carried out by method Approach and analysis of Delphi and barn. The results showed that With the method Delphi There are 5 main criteria of 8 Shaper's Central Business District Gumul Simpang Lima; Activity, land use, building density, accessibility, and transportation. The suitability area of Simpang Lima Gumul as the CBD corresponds to 3.21 of the maximum value of 5.00, it shows that the Simpang Lima area of Gumul has a compliance in value. This result is not in line with the problem of identification "the Simpang Lima area of Gumul is less strategic than an activity centre", in fact showing that the planning of the Simpang Lima area of Gumul as the CBD correlates with the development of the current Gumul Simpang Lima The review of aspects of the CBD's theory and has a value activities centre (K2) of 0.54 of a maximum value of 0.9, showing the state of the Activity centre in the Simpang Lima area of Gumul which has a value of 60% i.e. a percentage above 50%.
