Abstract

Perkembangan kondisi perekonomian di Indonesia akan mengundang banyak para pelaku usaha atau investor untuk berinvestasi di Indonesia. Dari sekian banyak pilihan, investasi di bidang properti dianggap yang paling menguntungkan karena harga properti yang selalu naik dan tidak menghabiskan banyak waktu. Akan tetapi para investor sering kesulitan dalam memilih lokasi investasi yang tepat. Tujuan penelitian ini adalah untuk mengetahui performa metode Fuzzy Analytical Hierarchy Process (FAHP) pada Sistem Pendukung Keputusan (SPK) investasi properti. Penambahan logika fuzzy pada metode AHP digunakan untuk mengakomodir faktor ketidaktepatan dan subjektivitas pada proses perbandingan berpasangan untuk setiap kriteria dan altenatif. Penelitian dilakukan dengan menentukan 3 kriteria dan 9 sub criteria pendukung keputusan investasi serta pembobotannya dengan menggunakan metode FAHP. Hasil pembobotan kriteria/sub kriteria digunakan untuk melakukan pembobotan terhadap alternatif pemilihan properti. Analisis penelitian meliputi: perbandingan hasil perhitungan manual dengan SPK berbasis FAHP, membandingkan performa SPK berbasis FAHP dengan metode AHP dalam hal kecepatan eksekusi proses pembobotan dan ketepatan hasil akhir sistem dengan rekomendasi pakar investasi properti. Hasil penelitian menunjukkan bahwa metode AHP memiliki waktu eksekusi 0,15462 detik lebih cepat dibandingkan metode FAHP pada saat proses pembobotan kriteria/sub kriteria. Akan tetapi metode FAHP 32,813 detik lebih cepat saat mengeksekusi proses pembobotan terhadap 10 alternatif properti. Selain itu, metode FAHP memiliki tingkat akurasi 61,54% lebih tinggi daripada metode AHP dalam hal ketepatan hasil sistem dengan rekomendasi pakar investasi properti.

English Abstract

Economic conditions of Indonesia grows rapidly causing many business people or investors to invest in Indonesia. Property investment is considered most profitable investment because property prices always increase in short time. However, investors often have difficulty in choosing right investment location. purpose of this research was to determine performance of Fuzzy Analytical Hierarchy Process (FAHP) to Decision Support Systems (DSS) of property investment. function of fuzzy logic in AHP is used to accommodate imprecision and subjectivity factor in process of pairwise comparisons for each criterion and alternative. This research was conducted by determining 3 criterias and 9 sub-criterias and weighting process in investment decision support using FAHP method. results of criteria/sub-criteria weighting process are used for weighting criteria for selection of an alternative property. Analysis of this research include: comparative results with manual calculations based DSS FAHP, performance comparison of DSS with FAHP method and DSS with AHP method in terms of execution speed and accuracy for weighting process to make final decision on property investment with expert advice. results showed that AHP has 0.15462 seconds faster than execution time of FAHP method during weighting process for criteria/sub-criteria. However FAHP method is 32.813 seconds faster in term of executing process against alternative weighting properties. In addition, FAHP method has 61.54% higher similarity to expert recomendation than AHP method system.
