Abstract

Kerusakan lingkungan dan pemanasan global merupakan isu yang sudah sering dibahas di masyarakat dunia, termasuk Indonesia. Secara global, Indonesia menempati urutan ke lima dalam menyumbang kadar gas rumah kaca hingga 4,63% terhadap dunia. Sektor konstruksi dianggap salah satu sektor yang memberi peran besar dalam kerusakan lingkungan, di mana bangunan gedung menyumbang hingga 40% dari total emisi di bumi. Isu tersebut mendorong bahwa pekerjaan konstruksi seharusnya dilakukan melalui cara yang memperhatikan kondisi lingkungan (green methods). Pembangunan yang merujuk pada konsep green diperkenalkan dengan istilah green construction. Green construction atau konstruksi hijau merupakan dasaran dalam perancangan dan pembangunan suatu bangunan berbasis lingkungan. Green construction sering dianggap memakan biaya lebih besar, namun keuntungan jangka panjang yang didapat juga akan lebih besar ke depannya. Proses konstruksi hijau umumnya dikaitkan dengan kontraktor yang bertanggung jawab selama proses konstruksi. Di Indonesia sendiri salah satunya adalah PT. Total Bangun Persada Tbk. Konsep green oleh PT. TBP sudah diterapkan pada beberapa proyek, salah satunya yang sudah berjalan adalah Sequis Tower. Sequis Tower merupakan bangunan fungsi kantor sewa yang terletak di kawasan SCBD, Senayan, Jakarta Selatan. Sementara itu, PT. TBP sendiri belum memiliki sertifikasi oleh lembaga nasional maupun internasional. Upaya penerapan konsep green oleh PT. TBP juga masih mengacu pada perangkat penilaian oleh GBCI Greenship yang digunakan untuk sebuah green building. Oleh karena itu, perlu dilakukan evaluasi terkait dengan penerapan green construction oleh PT. TBP dengan perangkat penilaian untuk sebuah green construction yang dikeluarkan oleh Ervianto, yakni Model Assessment Green Construction. Pada Model Assessment Green Construction sendiri terindikasi beberapa indikator yang terkait dengan pekerjaan Arsitektur, di mana dapat mempermudah dalam pemberian rekomendasi sesuai bidang keilmuan Arsitektur. Penelitian ini bertujuan untuk mengevaluasi capaian penerapan green construction oleh PT. TBP, indikator pekerjaan arsitektur dan non-arsitektur pada MAGC pada pelaksanaan konstruksi Sequis Tower, memberikan rekomendasi untuk indikator pekerjaan arsitektur dan non-arsitektur, dan mengetahui besar bobot peningkatan Nilai Green Construction setelah diberikan rekomendasi. Variabel yang digunakan pada penelitian ini mengacu pada keseluruhan 142 indikator yang ada pada Model Assessment Green Construction. Penelitian ini menerapkan metode deskriptif evaluatif, di mana mengevaluasi capaian green construction dengan menjelaskan secara deskriptif. Hasil yang didapatkan yakni penerapan eksisting green construction oleh PT. TBP pada proyek Sequis Tower sebesar 12,33 (56,25%), di mana belum mencapai NGCMaksimum yakni 21,92 (100%). Dalam meningkatkan capaian penerapan green construction dilakukan dengan rekomendasi melalui pendekatan arsitektur (58 indikator) maupun non-arsitektur (84 indikator). Setelah diberikan rekomendasi melalui indikator pekerjaan arsitektur dan non-arsitektur yang belum diterapkan, terjadi peningkatan Nilai Green Construction sebesar 6,15 (28,06%) menjadi 18,48 (84,31%).

English Abstract

Environmental damage and global warming are issues that have often been discussed in the world community, including Indonesia. Globally, Indonesia takes in the fifth position in contributing greenhouse gas levels by 4.63% to the world. The construction sector is considered to be one of the sectors that gives a big role in environmental damage, where buildings contribute up to 40% of total emissions on earth. The issue encourages that construction work should be done in a way through green methods. A construction which refers to a green concept is introduced by the term “green construction”. Green construction is the basis for environment-based designing and constructing a building. Green construction is often considered to cost more than the common method, but the long-term benefits will also be obtained in the future. Green construction process is generally associated with a responsible contractor during the construction process. One of them in Indonesia is PT. Total Bangun Persada Tbk. The green concepts have been applied to several of their projects, one of them which has been running is Sequis Tower. Sequis Tower is a rental office building located in SCBD area, South Jakarta. Meanwhile, PT. TBP itself has not acquired any official certification by a national or international institution. PT. TBP’s efforts to apply green concepts still refers to an assessment tool by GBCI Greenship which is commonly used for a green building. Therefore, it necessarily needs to be evaluated related to the green construction application by PT. TBP using a specified assessment tool for a green construction which was designed by Ervianto, Green Construction Assessment Model. In Green Construction Assessment Model itself, there are indicated few indicators related to the work of Architecture, where it could ease in giving several recommendations according to the Architectural field itself in the end. This research intends to evaluate the achievement of the green construction application by PT. TBP, architecture and non-architecture work indicators on Green Construction Assessment Model on the Sequis Tower construction project, provide several recommendations to architecture and non-architecture work indicators, and discover the improvement of the Green Construction Value after being given the recommendations. The variables used in the research refer to all 142 indicators in Green Construction Assessment Model. This research applies descriptive-evaluative method, which evaluates green construction achievements by explaining it descriptively. The obtained results of the research are the application of the existing green construction value by PT. TBP at the Sequis Tower construction project in the amount of 12,33 (56,25%), which has not reached the Maximum Green Construction Value in the amount of 21,92 (100%). To improve the achievement of green construction, it is given several recommendations through an architecture (58 indicators) and a non-architecture (84 indicators) approach. After being given the recommendations, there happened an increase in the value of Green Construction in the amount of 6,15 (28,06%), from 12,33 (56,25%) to 18,48 (84,31%).
