Abstract
Pembangunan hunian jenis apartemen merupakan salah satu solusi akan terbatasnya lahan di Kota Surabaya. Dalam pembangunan suatu proyek apartemen diperlukan sebuah perencanaan matang dalam aspek finansial. Penulis akan meneliti studi kelayakan dalam aspek keuangan di proyek pembangunan Apartemen Menara Rungkut, Surabaya. Dalam penelitian ini akan memberikan tiga alternatif pembiayaan.Yang pertama yaitu alternatif pendanaan 70% dari modal sendiri dan 30% dari pinjaman bank lalu, 50% modal sendiri dan 50% pinjaman dari bank, dan 100% modal sendiri . Penelitian ini bertujuan untuk mengetahui arus kas pada setiap alternatif , menghitung parameter kelayakan pada setiap alternatif dengan metode Net Present Value , Internal Rate of Return, Benefit Cost Ratio serta untuk mengetahui jangka waktu pengembalian modal menggunakan Payback Period pada setiap alternatif sehingga dapat dipilih alternatif manakah yang paling layak. Selain itu penelitian ini juga bertujuan menganilisis sensitivitas proyek ini terhadap besar keuntungan jika biaya operasional atau biaya konstruksinya naik sebesar 10%. Dari analisis pada metode-metode tersebut dapat dinyatakan bahwa alternatif-3 (100% modal sendiri ) merupakan alternatif yang dipilih karena merupakan alternatif yang paling layak dengan nilai-nilai paling besar dari setiap analisis pada metodemetode tersebut. Selain itu analisis sensitivitas dilakukan pada alternatif-3 (100% modal sendiri ) karena alternatif yang paling layak dengan nilai-nilai paling besar dari setiap analisis pada metode-metode tersebut. Selain itu Analisis sensitivitas dilakukan pada kondisi apabila biaya konstruksi atau biaya operasional naik 10%. Pada saat biaya operasional ataupun biaya konstruksi naik 10% , Parameter kelayakan yang ditinjau tetap layak, meskipun terjadi penurunan nilai pada setiap parameter yang di hitung.
English Abstract
The construction of residential type of apartment is one solution for limited land in the city of Surabaya. In the construction of an apartment project required a mature planning in the financial aspect. The author will examine the feasibility study in the financial aspect of the development project of Menara Rungkut Apartment, Surabaya. In this research will give three funding alternative. The first is funding alternative 70% from own capital and 30% from bank loan, 50% own capital and 50% loan from bank, and 100% of own capital. This study aims to determine the cash flow in each alternative, calculate the feasibility parameters in each alternative with the method of Net Present Value, Internal Rate of Return, Benefit Cost Ratio and to determine the payback period using Payback Period method on each alternative to choose which alternative most worthy. In addition, this study also aims to analyze the sensitivity of this project to a large profit if the operational costs or construction costs increase by 10%. From the analysis on these methods it can be stated that alternative-3 (100% equity) is the chosen alternative because it is the most feasible alternative with the greatest values of any analysis on those methods.
