Abstract

Tujuan dari penelitian ini adalah untuk mengetahui dan menganalisis pengaruh variabel Inflasi, BI Rate, Non Performing Loan, Suku Bunga Kredit Perumahan Rakyat dan PDB Terhadap Investasi Sektor Properti selama periode penelitian pada Bank Tabungan Negara (Persero) Tbk Dalam penelitian ini jenis penelitian yang dilakukan adalah explanatory research. Data yang digunakan dalam penelitian ini adalah data sekunder yang diperoleh dari Badan Pusat Statistik (BPS), Statistik Perbankan Indonesia, Bank Indonesia dan Bank Tabungan Negara (Persero) Tbk. Data yang digunakan berupa time series triwulan selama periode penelitian yaitu tahun 2008 – 2016 sehingga jumlah data observasi sebanyak 36 triwulan Berdasarkan hasil penelitian dan pembahasan yang telah dilakukan maka dapat ditarik kesimpulan yaitu sebagai berikut: Dari hasil analisis regresi berganda menunjukkan bahwa variabel independent yaitu variabel Inflasi, BI Rate, NPL, Suku Bunga KPR dan PDB mempunyai pengaruh yang signifikan terhadap investasi sektor properti. Berdasarkan uji t dapat diketahui bahwa secara parsial variabel Inflasi, BI Rate, NPL, Suku Bunga KPR dan PDB memiliki pengaruh signifikan. Berdasarkan hasil beta coefficient (standardized coefficients) menunjukkan bahwa Suku Bunga KPR mempunyai pengaruh terbesar terhadap Investasi sektor properti.

English Abstract

The purpose of this study was to determine and analyze the influence of variables Inflation, BI Rate, Non-Performing Loans, Interest Rates on Public Housing Loans and GDP on Property Sector Investment during the study period at the State Savings Bank (Persero) Tbk. In this study the type of research conducted was explanatory research. The data used in this study are secondary data obtained from the Central Statistics Agency (BPS), Indonesian Banking Statistics, Bank Indonesia and the State Savings Bank (Persero) Tbk. The data used in the form of quarterly time series during the study period is 2008 - 2016 so that the number of observation data is 36 quarters Based on the results of the research and discussion that has been carried out, it can be concluded that as follows: From the results of multiple regression analysis shows that the independent variables namely Inflation, BI Rate, NPL, Mortgage Interest and GDP variables have a significant influence on investment in the property sector. Based on the t test it can be seen that partially the variables of Inflation, BI Rate, NPL, Mortgage Interest Rates and GDP have a significant influence. Based on the results of the beta coefficient (standardized coefficients) shows that the mortgage rate has the greatest influence on the property sector investment.
