Abstract
Proyek konstruksi saat ini telah menjadi sangat komplek dan canggih. Oleh karena itu, dibutuhkan suatu manajemen proyek yang tepat untuk proyek tersebut. Salah satu hal dalam manajemen proyek yang perlu direncanakan dengan baik adalah berkaitan dengan penjadwalan. Tujuan dalam perencanaan penjadwalan adalah untuk menghindari sebuah keterlambatan. Salah satu faktor yang mempengaruhi keterlambatan proyek adalah tidak efektifnya penjadwalan yang direncanakan oleh kontraktor. Metode penjadwalan yang tepat dapat membuat proyek menghindari masalah keterlambatan. Critical Chain Project Management (CCPM) merupakan salah satu metode penjadwalan yang dikembangkan untuk mengatasi hal tersebut. Metode CCPM bekerja dengan menghilangkan banyaknya sumber daya yang saling tumpang tindih, menghilangkan multitasking, student syndrome, parkinson’s law dengan cara menghilangkan durasi pengaman pada masing-masing pekerjaan dan digantikan dengan buffer pada akhir proyek serta membuat hubungan finish to start pada item pekerjaan yang sama. Penelitian ini dilakukan untuk menganalisa keterlambatan pada proyek Apartemen Tamansari Panoramic Bandung dengan menggunakan buffer pada pengembangan penjadwalan CCPM. Hasil pengembangan penjadwalan dengan metode CCPM ini didapatkan durasi pelaksanaan critical chain selama 266 hari dimulai pada tanggal 15 Oktober 2012 sampai dengan 10 September 2013, namun memiliki buffer sebesar 78 hari sehingga penjadwalan CCPM memiliki durasi total pelaksanaan yang sama dengan penjadwalan proyek Apartemen Tamansari Panoramic yaitu selama 344 hari. Serta didapatkan juga hasil analisa progress proyek dengan menggunakan penetrasi buffer terhadap konsumsi buffer yang berlebihan yaitu 27 % atau 21 hari, sedangkan progress pekerjaan masih mencapai 18 % atau 53 hari. Hal ini mengindikasikan bahwa proyek Apartemen Tamansari Panoramic mengalami keterlambatan tetapi masih bisa dikatakan aman karena masih memiliki sisa buffer sebesar 73 % atau 57 hari.
