Abstract
Permintaan Akan Rumah Hunian Terus Meningkat Seiring Dengan Pertumbuhan Penduduk Di Indonesia. Fasilitas Kredit Pemilikan Rumah (Kpr) Masih Menjadi Pilihan Utama Dalam Transaksi Pembelian Properti. Dengan Meningkatnya Penyaluran Kpr, Peluang Meningkatnya Non-Performing Loan (Npl) Tentu Akan Lebih Besar. Determinan Penyebab Timbulnya Kredit Macet Kpr Dapat Dilihat Dari Faktor Makroekonomi Seperti Suku Bunga, Maupun Faktor Spesifik Bank Itu Sendiri Seperti Capital Adequacy Ratio (Car), Loan To Asset Ratio (Lar), Dan Bank Size. Penelitian Ini Bertujuan Untuk Mengetahui Determinan Dari Makroekonomi Dan Spesifik Bank Sebagai Penyebab Timbulnya Kredit Macet Perumahan Di Indonesia. Penelitian Jenis Kuantitatif Ini Menggunakan Metode Regresi Data Panel Terhadap Seluruh Jenis Bank Yang Terdaftar Di Laporan Keuangan Bank Indonesia Selama Periode Januari 2012–September 2014. Hasil Penelitian Membuktikan Bahwa Suku Bunga Sebagai Variabel Makroekonomi Dan Car, Lar, Serta Bank Size Sebagai Variabel Spesifik Bank Secara Bersama-Sama Berpengaruh Terhadap Rasio Npl Kredit Perumahan Di Indonesia. Namun Secara Individu, Car Dan Lar Terbukti Signifikan Berpengaruh Terhadap Besar Kecilnya Tingkat Kredit Macet Kpr.
English Abstract
Demand will continue to increase occupancy house along with population growth in Indonesia. Credit facilities ownership of the main choice is still a transaction in property. With increasing credit distribution ownership of the house , an increase in Non-Performing Loan of opportunities will be even higher. Determinant of Non-Performing Loans in the cause of the emergence of housing can be seen from macroeconomic factors like interest rates , and specific factors banking as Capital Adequacy Ratio (CAR), Loan to Asset Ratio (LAR), and Bank Size. This research aims to understand determinan of macroeconomics and specific bank as the cause of the emergence of signs of non-performed credit housing in Indonesia. A kind of quantitative research was used in the data a method of regression panel to all types of banks who are enrolled in the financial report of Bank Indonesia during the period January 2012 - September 2014. The research proves that the interest rate as macroeconomic variables and CAR, LAR, and Bank Size as bank-specific variables jointly affect the NPL ratio of housing loans in Indonesia. But individually, CAR and LAR proved to significantly affect the size of the bad credit mortgage rate.
